This form shall be used as official notification of the intent to sell, lease, transfer, or occupy a dwelling.  At least thirty (30) days prior to the date of sale, lease, transfer or occupation of a dwelling, this notification form must be submitted through the Administration for Reflections of Old Shepard Place HOA (admin@rosphoa.com) to the Board of Directors of Reflections of Old Shepard Place Community Association (ROSP HOA), Inc.

The developer filed the original CC&Rs filed in 1991 with them in mind. The subcommittee is modifying the CC&R's to reflect a mature neighborhood; they are currently reviewing the existing CC&R's and making updated modifications.

 

What are CC&R's? They are the rules of the neighborhood. They describe the requirements and limitations of what you can do with your property. Communities that follow by these bylaws tend to be safer, look better, and maintain better relationships with local governments. They also better retain or increase the investments that homeowners have made in their properties.

  

Covenants, conditions, and restrictions (also called "CC&Rs") are used by many "common interest" developments, including condominiums and co-ops, to regulate the use, appearance, and maintenance of the property.

The Covenant and Restrictions were amended on July 1, 1992 with Collin County.

Legal Effect of Covenants

A covenant ("restrictive deed covenant") is a binding legal document. It can be enforced if it is correctly recorded on a deed. If neighbors sign a covenant privately, as in a mutual compact or agreement, only the people who sign at closing are required to follow it.
